The eco-design of a “material bank building” in 3 points – by Éric Allodi

The creation of a “material bank” building

Eco-design and end-of-life resource management are two sides of the same coin. Indeed, if a building is not designed to be easily dismantled, or if products are not conscientiously chosen, then there will be no valid economic model for regeneration, and the city will not be resilient since it will generate more waste than it will regenerate resources.

To remedy this, there is the building eco-design model called “material bank . This model is based on the following 3 principles

This model allows the owner to deliver a Circular Ready Building , with its Digital Materials Bank, which will allow its Resource Manager® to manage used resources via reuse, upcycling or recycling ecosystems.

The Digital Materials Bank

The Digital Bank of Building Materials is its digital twin, and records all the information relating to the sources of products (new or reused) that constitute it, from design to operation. It can be synchronized with a GEM BIM tool, if one exists. These product pools, qualified by their circular passports and whose quantities are known, are sufficient to measure the environmental and circular performance of the building or a heritage. This is the Circular Signature®.

The Circular Signature of your building

The Table of materials including the result of a resource or PEMD diagnosis, new products, or a mix of both, is first imported, then the signature can be calculated.

The Circular Signature® includes:

  • Production carbon footprint, embodied carbon,ICComponent andICConstruction (RE2020) of the building,
  • The degree of circularity, the rate of reuse in mass percentage, the degree of demountability, the potential of next lives of the components and the degree of reliability of the passports used, … at the building level,
  • The degree of health (in terms of VOC, CMR and toxic molecules banned by Cradle to Cradle®),
  • The goodwill of the building, calculated from the resale costs of the used products and materials that constitute it.
